Hi @Demjan Van Der Kach if you have an interest in buying a partial on a performing first position note, reach out to my partner, @Kevin Moen Based on your budget per category a partial may be a good solution for note investing. 

Not as ideal of an interest rate and a $75 annual fee, but a solution nonetheless.  

All that being said, the standard BiggerPockets.com mantra is that equity represents lost money and opportunity cost, there are plenty of voices that logically and coherently argue that side of the debate (who will be joining this thread shortly), so by all means weigh all options, figure out what works for you given your particular goals and risk tolerance, and there is no "one size fits all" solution. 

Has anyone had any experience with JAP Home Solutions?

Seller has children out of state that are not wealthy, and have basically been useless is helping her try to find a short-term solution.

We like the home but it's not a long term solution and we can already see there are obstacles to our happiness in living here.
