It is in San Diego county which has outstanding historical appreciation, a rental shortage, projected rent increases (every study), huge supply issues, rising minimum wage and wages in general, property tax protection, a cost to break ground on a SFR that is ~$100K. 

The reason is there are many that have tickets or DUI or whatever that takes away the hazmat endorsement and there is a shortage of  drivers in that area.

@Carmelo Lopez,There's two big factors in play here.First, is the housing shortage. 80% of builders went under in the crash.

There's a shortage of affordable housing.

Don't get me started on the ADU situation in Seattle.  161 total applications last year in a house full of SFH and a massive housing shortage? 

There is no shortage of people who claim to know after the fact.  

There will never be a shortage of people living paycheck to paycheck that need a roof over their head.

This has since changed and there is a bit more building going on in pockets like Dwtn LA but for the most part there is a severe housing shortage even if they approved every single permit today. 

With 20% more inventory there is still a severe shortage of SFHs.

Stick to Southern California because there is an acute housing shortage.
