@Mark Ferguson Mark rents did not go DOWN they STOPPED ... houses went vacant kids got in them.. owners walked in mass... watch the big short that was my life as a private lender in the day... never again for me.. cash flow is nice but if you have no tenants your screwed.Ergo it would be my reluctance personally to give up on what I consider grade A investment property that you currently own and trade it for C and B.. most the properties I took back apprasied in the day for 100 to 140k
