The lot size is 32,000 feet and and extends from one street to another, with frontage on both streets.I know nothing about "bringing property out of the ground" although I did townhouse a duplex some years ago, creating an increase in value of about 50%.The cost of the lot with buidlings (to be removed) is 250k and the duplexes next door are 300K each, and the one that is townhoused has its asessed values increased to 400K, combined.

Section 9-2201(k) states:"'Mortgage loan' means a loan or agreement to extend credit made to a natural person which is secured by a first or second mortgage, deed of trust, contract for deed or other similar instrument or document representing a security interest or lien upon any lot intended for residential purposes or a one-to-four family dwelling as defined in section 103(v) of the truth in lending act, 15 U.S.C. 1602(v), located in this state, occupied or intended to be occupied for residential purposes by the owner, including the renewal or refinancing of any such loan."

This gives them a different approach and they take care of the property better;4) If they don't get financed in the option period (which is common) you can extend it with another option payment and they continue to lease under the same terms - long term tenants are better for you....

It says:After your prospect says she doesn't want all the items, say she can choose any one or two items ("fries and a drink") as a customized package for just $25 or $45 extra a month.I could price competitively against the rental centers (which IIRC end up being 2-3 times the MSRP when paid over their financing period) and purchase new under warranty (and pay for it with a credit card that extends that warranty for another year).
