Believe me I have been buying distressed real estate in Oregon for 25 years some of the absolute biggest pigs and hoarders live in this area.. to the extent I have had to demo over 6 homes that homeowners destroyed just living there.  

"About 2 sheets of sheet rock" is not an estimate, because you have to demo, install, tape and paint.

I understand the general yin-yang that when demand for bonds increases, it pushes down yields and brings rates down with it, but I am hungry for a deeper understanding—a view behind the curtain of how the whole system works.

Does anyone have a demo crew/company they've used in the Chicago suburbs, and would recommend? 

I've done all the demos with Doorloop, but still waiting to do Rentec's next week.

We are hoping by the middle/end of next week it is up for rent.We have had some applications submitted or to be submitted today & tomorrow for the unit that is completed, and will be making decisions on them Monday.Below are pics of the demo work done on the steps in the common area, the hallway in the 2nd floor common area, & in the 2nd floor front unit.

IT is crazy, to demo that house would cost 70k and the rebuild cost of 2000 sq ft at 200$/sf= 400,000, so you are looking at making 1.4m-1.37m= 30k, on hard money of at least 900k.  

I still netted $27k on the sale but I admit that I did a lot of the labor myself since demo is fun and it's not that hard to paint and patch some holes.
