We maintain Landlord insurance policies on each property and a 1M umbrella policy as well.

There are so many variables in property management and unless explicitly stated in the contract, it is easy to assume that items like this would fall under the PM umbrella, however, your PM has to draw a line in the sand somewhere.

You might consider a Master Agreement which would act as an umbrella for any units they lease. 

The peace of mind alone (along with a $2.0MM Umbrella Policy!)  

And liability umbrella?

Since the $300,000 liability is a little low, what i did separate is buy a personal umbrella policy for $1,000,000 so i am covered now if something comes up over that $300,000.
