Guys would call some number and they would answer, set up a "party" at a hotel somewhere, and coordinate a girl to arrive at the same time to meet the guy. 

Then again, maybe you don't want him to switch gears on you...This is the person who shows you houses and helps prepare and navigate the paperwork, and coordinates with others on your behalf.

I self-managed for about 2.5 years before other parts of my life made it impractical to do it myself, but even while I was self-managing I could easily have spent every weekend fixing things myself or coordinating contractors while also chasing rent.

Most areas will allow a temporary hookup until the inspection passes, or at least allow you to coordinate the inspection better.

All of my properties are either brand new or completely renovated in the last 3 years and have stainless steel appliances, granite, wood floors, brand name faucets and everything is color coordinated and matches.  

It would make sense to use the same QI to coordinate efficiently. 

We coordinate move in with move out of the seller.

We were looking into flat fee brokers, transaction coordinators, and real estate lawyers, but don’t know very much about them and which is best suited for our particular situation.

It just has to coordinate, and it's actually a more "designer" look, when they don't match exactly.  

Not just "never rent to family", but also how to deal with contractors, dealing with lawyers, brokers, and coordinating all of the associated tasks that go with it.I won't be chasing after my parents for any of the costs.Thanks for the support guys, I really appreciate it.
