Assuming no capital improvements, both units rent for 580, assuming 4k taxes (Cook county), 1k annual repairs, and vacancy, you are looking at about a 10 cap or so.

It is like saying I hate vegetables...there are a couple good one's out there :)By warning people about gurus and making some generalizations, I hope to see people at least looking at other options or spending a little more time researching the options they were already looking at...I just hate seeing people lose money.

So we are about to close on our first 6 flat building and when speaking to my banker (who is also a REI), she stated that she requires 2.5 months rent for her security deposits, because we live in Cook County and evictions could take 6 months.
