(Range depends on how far the line has to run, second story vs. first story, etc.)For simple trim-out jobs, I'd expect to pay between $40-60 per fixture with parts and labor included.

steel pan windows need replacement

brick ranch house, about 60 yrs old. original windows are steel with steel pans (attached with metal clips to the studs).Have been getting quotes from 6 contractors and the price is from $4500 to high of $5300. this includes cutting the steel pans off, building a wooden frame, foam insulation, alum trim outside, wooden sill inside and trim inside.contractors act like this is impossible job to handle and i think they bid too high.I priced basic American Crafstman windows at HD and it came out with LowE and Argon to $2400.they quote Excalibur windows and i know they are paying less than 2k.does $4600 seem like a good price?

Cats don't tear up carpet or chew on window trim or scratch doors but they are highly likely to urinate on carpet and the smell is almost impossible to get rid of.

With those U shaped nails holding the Romex to the 2x4’s within the walls… No conduit at all so it makes fixing and replacing the wires a nightmare… This particular house got so badly trashed (the wiring and many other things) I just sold the house As-Is to another investor… The house was about completely striped… The toilets, tubs, doors, fixtures, original wood trims, etc… Hard to believe… These people must have spent 40 hours taking my house apart…

If you only have a single fourplex, you should be self managing which trims 10 - 12% off your expenses, essentially doubling your cash flow (though yes, it is a bit of a job).I bought 5 properties in 7 months... negotiating on 2 at the moment... and have agreement on another I just need to recall the seller on when I want to pull the trigger and put the 10% down.

Yes, the level is higher, but this step is necessary for a proper installation.Normally, one would tile up to the cabinet and then install shoeboard trim.
