If you have not listened to this podcast I would recommend doing so, it is amazing and may bee the key to massively grow your portfolio and help people then are trapped in a home they suddenly cannot afford.*** Note the 5/30 Year yield curve inverted today indicating a very high likelihood of recession.

Hi Kelly, Disadvantages: DSCRs typically have higher interest rates than conventional financing since they commonly come from a private lender.Avoid: If you know you only plan to hold the property for 1-3 years before selling it or 1031 exchanging it, don't get trapped in a loan term pre-payment penalty since lenders will give you a lower rate in exchange for extending the PPP timeline.Lender: Talk to other investors and agents and see who they recommend for a DSCR lenderIf you have any additional questions, I'd be happy to answer them.

So kind of a turn key flip business. as stated I did not do anything with them but I did check it out.. and they have all the trappings of success.. but I never talked to anyone to verify only what they represented but I decided not to do anything.. as remote rehab as you know can be fairly risky.Mikki and I did one in Indy together that was a flat homerun.. but she was there doing all the day to day and that is what it takes it takes someone with a vested interest.
