Without a lease, these tenants shouldn't have a right to be living there (unless the existing lease has a clause stating visitors being welcome for an indefinite period of time).

While a person 5 to 7 years post discharge will have had suitable time to re-establish good or bad credit practices again where it makes it less risky to simply go with good credit, I don't subscribe to the idea fresh out of BK is bad.

Buildium is really pricey I agree; it's more suitable for people with tons of units.rentpost is a very new company, I searched BP for mentions and only 1 person without a picture and 3 posts mentioned them so it's high risk IMHO.

If you go that route, I'd suggest running both an outreach and a retargeting campaign, that way if new visitors bounce you can continue to remind them that they visited your site for a reason and that you're ready to help.

No need for running wiring for each individual unit, a visitor pushes the button for the person they are visiting, the unit dials the number that is programmed and the resident can hit a button to unlock the door (assuming there is already electronic locking hardware in place).

I will also bring in the initial investors/buyers on the table(at least 25  to 50 units, who already showed interest to be part of the community).I and my office may/may not be part of the building, may fully leave it to the developer/go for a third party GC/can pick up partially or may purely just supervise the project, have not detailed out the tasks and responsibilities yet.Thinking of a suitable partnership deal with the developer and land owner so that everybody wins.Anyone made any deal similar to this?
