I am looking to purchase a few rentals properties on deals that came in through my direct seller marketing.

Not a big deal, but now I am getting 8 to 10 of these types of calls a month.

How did you find this deal and how did you negotiate it?

I plan to start a deep dive into off-market deals in the next couple of months, aiming to occupy the property by July of next year.

Even further, I would underwrite 10-20 deals in your area to get a sense if they would indeed cash flow more than your existing property.

We also can't have renters dealing with the humidifiers as it is a mold problem/foundation issue if it isn't taken care of.We are taking pictures and videos of everything, we have multiple professionals that have documented everything (and told us to lawyer up) and have neighbors that we have already had agree to discuss their  drainage problems when we get a lawyer.

Partner in other people's deals.   

There are deals out there they just got quick and often get bombarded with cash buyers immediately. 

High property taxes aren't always a deal-breaker.
