@Todd Bailey, I have been doing some research about soundproofing because am currently house hacking 4plex two units upstairs what I am planning on doing is removing the cell, adding R13 Thermafiber Fire and Sound Guard Mineral Wool Insulation Batt and resilient Channel with resilient clips to decouple the ceiling and one layer of 5/8 šŸ¤·šŸ½

(Most often a cell phone)The thought process is that owners have a more emotional response to a tenant default then a management co, and at the height of his/her agrivation gets a call from our appt setter saying that they work for a company that buys rentals that would be interested in their property allowing them to sell and maintain cashflow without having to deal with toilets and tenants.We had a tremendous response of owners that were willing to sell with terms.

I have west coast and some MS A class rentals that I can self manage and never hear from the tenants except for lease renewal.. and this generally is not the case in C and medium BĀ  you must engage and be on top of things.. one needs to remember a C class tenant is only a flat tire or stolen cell phone away from missing rentĀ  LOL...
