Is this an art or a science?

I will be contributing and giving back yet I feel I'm still the wide eyed kid  fascinated by what i'm seeing and reading from you.  

You can't self help evict or you risk ending up on the news and no, you can't enter the property unless they invite you in.This isn't rocket science.

I've dabbled in the legal and non-profit fields for some time, but back in school for a computer science degree.

Thanks @Joel OwensI just learned that Lender engaged good companies Partner Engineering and Science, Inc (www.partneresi.com) for property inspection and Colliers International (www.colliers.com) for appraisal report.I think they would cover most of what I needed (including 10% of unit inspections), except an engineering report (they do check structural cracks etc high level)...so, I am wondering if I should ask them to do that as well for extra cost....Any input on this? 

Real Estate has fascinated me for the past five years and really need to find a mentor to help guide me.

Now I had a massive advantage, I was a GC, and had spent near 20yrs in the trades before I started flipping as an investor, so I had things down to a science already.

Nobody says it's an exact science.
