That will make it easier for renting the long-term rental for sure because you can advertise the base rent, which is comparable to market rent, and then state that utilities are included for the utility fee.

We had a primary and secondary residence and a long term rental when we purchased a vacation property in Punta Cana in 2016 to also use as a vacation rental when we weren't there.

That's fine for ADA as long as you have the clearances under the sinks and that is cheap to fix if not! 

So far that roof warranty company denied all the claims I made anyway so I guess as long as we keep the roof good then we don't need the warranty to begin with. 

I can only speak from my experience in college but landlords in Madison, WI primarily did year long standard leases (not rent by the room) and it was up to the students to find subletters if they wanted.
