That might be a year or longer away, depending on how long it takes them to file.I'm not sure why "that doesn't sound legal" - if the bank can get you to agree to pay more than the house is worth, especially after a bankruptcy, the have you in a serious pickle.

Also, I had a Ch. 7 bankruptcy discharged not quite 2 years ago (nightmare deal wiped me out then), but credit is spotless since then.I would need at least some of the rehab money up front.

I charge above market rents to low-medium income people, many with past bankruptcies or evictions, and almost never have turnover and very rarely have a late fee.
