I’m super excited to start my unknown journey into the world of real estate, but I need guidance and experience. 

My final decision was to keep investing in my market (Dallas Fort Worth) and just spend the money to rent a place in Disney World.

In a perfect world everyone you hire would give you a written quote on company letter head spelling out the scope of work, estimated cost, obtain the materials on your behalf, bring all their own equipment to the job site, show that they are registered and bonded in the municipality where the work is being done, and pull the permits.

My wife and I made our first big leap into the STR world when we bought a 3 story house with 9 beds, 4 baths, a jacuzzi on the 3rd floor and a resident paranormal entity. 

Being fairly new tothe real estate world and am trying to leverage my license on this first deal by using my commission for the down payment.

Following, would love someone to let me into their world and share all these tips and tricks.

Assuming this is on the up-and-up, fire damage isn't the end of the world if you have a good contractor...and assuming the place hasn't sat in the elements for 2-years growing mold on drywall....still houses are sturdy and some of the things that scare people away can be fixed.
