When touring the Cordova (Tenn) area and being shocked at the relatively low prices of properties, I asked my agent, "With properties so cheap why are there so many renters?"

I would have to agree with some previous posters - I live in SoCal too and invest professionally for European retirement funds and we don't do a whole lot here as the yields are very low, and hard to tell where the market is going.Based on owning a lot of properties in C (on a good day) class areas across the country, I often find vacancy and especially repair costs climbing much higher than expected.

I would say the bulk of these travelers are traveling medical professionals, international & U.S. based students on internship / rotations / abroad programs, business travelers (esp international travelers), and traveling theatre troupe individuals (think about the actors who come to Chicago for Broadway tour shows by themselves). 

My first home took me 6 months and probably 20 tours to find, so I am willing to be patient.

I'd love to buy some rentals from all those people who got on the Armando Montelongo (no idea how to spell his name) bus tours and bought properties through his network out here in 2010-2012.

Open Houses are replaced by virtual tours and if you are lucky to visit houses then they need to be cleaned/disinfected before and after showings so I agree with @Ben Thomasian that agents discourage sellers to list.

Hi All, I just toured a triplex this morning with $1,602 in total rents, the asking price is 135k but my realtor said if I can't get it for 100k with little or no money down, I should pass. 2 of the 3 units have not been updated since the 70s.

Meanwhile, one of my current office assets is doing some touring, but no real leasing activity (and we have plenty of vacancy).
