All the seller cares about is that Buyer ABC submitted an offer with Proof of Funds showing that Buyer ABC (not Buyer XYZ) has enough liquid cash to complete the purchase.

If you are going to get into multi family properties you must must must read the Abc's of real estate by Ken McElroy.

(Expenses, income , demand analysis, supply analysis, etc. ) if you want to buy an apartment building you need to read abcs  of real estate... this book will change your whOle outlook on how to perform these types of business investments and give you a ton of confidence because the author lays it out in a very readable way...Good luck 

It’s very hard to argue, without simply whining, that the MAX and Streetcar haven’t benefited their market segments.

Start with reading books, a good suggestion is the book on rental property investing by @Brandon Turner and abcs of real estate investing by ken mccelroy.

HA argues that their service fee is to help with the regulatory stuff they do as well but realistically it comes to the home owners and local support.
