The plan of future properties has been mentioned but I am not clear what that plan really is.For this deal, it is starting to seem like a matter of lender preference opposed to some strategic insight as whether to cross the properties or make two loans.

These days, more and more members of the general population have goon from good to bad (example of strategic defaults comes to mind here).So, how would you be able to guarantee that behavior will always remain as good as the referrer experienced?

It happens...Review the comps and re-strategize.

Coupled with 1031s instead of "R"efis at strategic points and this can be a very powerful strategy.Also, the source of the loan does not matter.  

So turnkeys will be a cash flow play, but if you buy strategically there can be upside potential with appreciation.

I'm sure there is a way to use them strategically and probably not all capital calls are created equally but it is interesting how they can be used to manipulate IRR.
