I believe your assumptions are correct, only there is no requirement to buy again for the primary 121 exclusion portion.

This allows for a wide variety of ways to achieve the goal thru all aspects of real estate; investing in assets that have great capital gains potential but may not cash flow (options, land, redevelopment, gentrification, etc. ) utilizing “fee income” to build my estate (syndication, brokerage, partials, participations), and “creating” high yielding notes, and “creating” wealth through creative real estate buying, selling and exchanging. 

I'm weighing on buying a "A" property though. 1) I heard that section 8 in a way offers downside protection for land lords.  

There is no reason to make house-buying and renting a monopoly.  

If you have excellent credit and can qualify for a bank loan mortgage, then buying as an owner occupant and working on it as you go can be a good way to get started.
