I guess it really depends on the market.. and if a lawyer is doing a custom seller contract and note they should take a retainer.. in other markets like west coast were attorneys are rarely used title companies have standard docs they can provide they may want a lawyer to prep the note but the title company will do the rest.

It sounds like you're using the term portfolio to mean a loan a bank retains, not as in financing multiple properties under one loan...is that correct?
