Nearby schools include Toy Town Elementary School, Murdock Academy For Success School and Murdock High School.

I bought a hoarder house at about 30% of market value and had to fully renovate it plus deal with hauling off junk, cleaning, removing trees, cleaning up the yard, replacing the furnace and all duct work, etc.

Long story short, I can buy a 12 yard dumpster for cheap...however, I have not priced out how much it would cost to have it hauled away, or what it would entail.

You’re going to live with your tenant and things can get awkward when they say “I don’t have money for rent right now” and you see them having new toys and beer all the time.

ONe reason sticking it out and becoming a top producing agent is such a great business is that once you are established and in todays market where your not hauling buyers around in your car the time into transactions is far less than it used to be. 

Dumpster trailers look to be around 4-7k but definitely can't haul as much.  

Hey Mike, my wife and I are in Phoenix, AZ and have paid the $1500 for the USTLA program and are wanting to invest in this for the long haul and really make it work for us.

I had scheduled an interior renovation to a condo to coincide with an exterior over haul that was being done on the entire condo complex.

I find if you buy at that price point.. while numbers to start may not be as attractive.. they are REAL  compared to lower end rentals were the numbers are general not real over the long haul.

Unless it will F ^ up and cost more money in the long haul.
