The older man with a good steady job, and an old narcotics conviction from 20 yrs ago, a number of Hispanic families with steady jobs, and who understand that you're supposed to pay your rent every month, an older Hispanic gentleman who is paying about 80% of market rent (we inherited him when we bought the building) and is so grateful that he pays BEFORE the first of the month, a very well organized AA woman with kids and a job and Section 8.

I'm grateful for those people truly not being sarcastic, I have alot of friends who decided to hold onto their cash and I think its a mistake because I do not see us nearly at the top of this yet.

I'd guess that it's a combination of you doing great work and the client base or situation of your buyers and sellers make them particularly grateful for the results (like in a multiple-offers-on-everything market it can create a very grateful mindset when we guide the clients through actually getting the home they want).Those are my guesses, but either way I'd say:  keep it up!
