To me, some common culprits that come to mind that an enterprising but not handy individual may attempt to claim is your responsibility would be issues with the dishwasher, garbage disposal, clogged toilets, shower water pressure, keys/locks & anything requiring a circuit breaker reset.I’ll echo that you shouldn’t have the utilities in your name, and for good measure state that internet/cable tv should also absolutely be in the other party’s name – this is one of the most common source of complaints by STR guests and you will not want to be contacted every time there is a Comcast outage.Good luck!

You'll often have to haul garbage out of these properties, but hey, buy real estate at low cost is always your gain and someone else's loss and that almost always means you're dealing in human misery.Starting with a flip and going from there to buying rental properties is often putting the cart before the horse.

There is an interesting article in the NYTimes on how we have (accidentally) subsidized the American dream of home ownership and how some economists have called for it to end- I am very interested to see what the effects will be.Again- as someone who has been subjected to the AMT in the highest taxed state- welcome to my world, you'll get over it.As far as this red state blue state media garbage people are spewing out... give me a break.

In order for the property to be habitable, it must have all of the following: a) Effective waterproofing and weather protection of roof and exterior walls, including unbroken windows and doors.b) Plumbing facilities in good working order, including hot and cold running water, connected to a sewage disposal system.c) Gas facilities in good working order.d) Heating facilities in good working order.e) An electrical system, including lighting, wiring and equipment, in good working order.f) Clean and sanitary buildings, grounds and appurtenances (for example, a garden or a detached garage) which are free from debris, filth, rubbish, garbage, rodents and vermin.g) Adequate trash receptacles in good repair.h) Floors, stairways and railings in good repair.In addition, the rented property must have all of the following:i) A working toilet, wash basin, and bathtub or shower.
