I took a course that went over in depth how to flip houses using OPM (Other People’s Money) the course although in dept and very informative didn’t really discuss that even if you can flip homes using OPM, you still might need to come up with an EMD out of pocket.

In between requires a much more in depth analysis.You can also pay for a market study to try to gauge the total market (in your area) for MTR; the rents being obtained (usually per square foot) for your “class” of property; the amenities that renters demand and or amenities that will bring higher rents; the additional costs (turnover, marketing, realtor fees, utilities, furniture depreciation, property repairs, management), and the higher risks.Higher risks?

Used my phone stopwatch for one minute and used their outside faucet to fill gallon containers.  8 gallons per minute at a well depth of 125 feet.
