OTH, if they had a bankruptcy last year and prior they had years of bad credit, they may not cure the problem in 3 years, a lender may want to see 5 years of good behavior.

Well I have a lady whose house was up for auction in November and she filed bankruptcy so now I sent in my authorization to release information form to her lender and she REALLY wants to get rid of the property but since its tied up in bankruptcy what should I do?

I find most of my leads via the Lis Pendens list(these are the doors you knock on), but we have a few referrals form a real estate agent we know, and you could check with local mortgage brokers, bankruptcy attorneys, divorce attorneys, etc, etc.
