You can't stop a tenant from bringing in their own roommates if their space legally can accommodate the extra people (and there is NO enforceable occupancy limit if you rent a single family house),  and you can't meaningfully screen those roommates.

Almost all of our units are two (2) bedroom, so we design the island or peninsula to accommodate 3-4 people seated.That way tenants have a place to sit and eat, and they don't have to take up a bunch of floor space for a dining room set.

But, the above letter should knock out most applicants.And I think landlords forget that the tenant must ask for a "reasonable" accommodation based on their disability.

I have a check-in time after 2PM, check-out by 10AM and get regular requests to extend these times, which on occasion I try to accommodate but limit this keeping my cleaners on a regular schedule, giving them some flexibility to clean the place thoroughly.

(That is of course considering that the improvements are easy ones to do while she is living there like patching holes/replacing doorknobs.)If you did want to accommodate an early move in, perhaps the current tenant would be willing to accept all responsibility for any damage until the end of October...
