Ok so the short story is my wife and I bought a duplex we were currently renting when the owner sold and were introduced into the magical world of house hacking and how great it was.

Oh, and if we were going to stay in this home for many many more years I'd also be more concerned about adding to the mortgage - but the debt has to paid from somewhere at some point, these refi fees are really low, and we can still sell the house in a few years with still getting decent equity back (presuming the world doesn't bottom out), soooo those are the reasons it's all tempting.

Focus on the expenses and the cash flow based on actual data (or as close as you can get) and let all the other benefits of REI be icing on the cake.Wholesaling is a world unto itself, but for buy and holds, I always recommend that investors (esp new ones) focus on B/B+ areas where folks like nurses and teachers and skilled laborers work, places regular folks want to raise families etc.
