Using other loan types not only are non-conforming for you to occupy (DSCR), but the downpayment minimum and the rate will be much higher kind of defeating the purpose of doing a house-hack. 

I have owned a lot of them and the first thing you need to determine is what type of park you are buying.

A fellow investor had squatters and had one of his tenants pull a gun on an inspector. 

The Agreement also states that he will be subject to the terms and conditions of the Lease Exhibit A while living in the home.I have two concerns:  1) in this type of arrangement, would I be able to evict him if he defaulted on the payments?

The one I used had all of these, I'm just the type that will build and install my own cabinets (I enjoy it) and the $1500 savings of doing so is too tempting... 

It just seems hard for these sites to get enough travelers using them, unless you have a property targeting a very niche tenant type that uses a specific website to find housing. 

A big issue to consider is the type of insulation in the current garage.

There are many different types of Chinese cabinets.  

I think someone being in an office onsite is key for these types of places.

These types of loans are not dependent upon your income but more on the cash flow of the property itself.
