I am looking for a realtor that specializes in investments and multifamily properties.

I've done some research and started the initial process with one company but find the interest rate of 6.50% to be a little high specially when they are using 60% LTV. 

Then either a special assessment is required or HOA fees are raised enormously.

There are agents that specialize in all of these areas, so you will need to really get clear on what you want in order to find the right agent.

I have a good idea of how I want to get there, I’m just curious of other people’s paths to get there.My original goal with real estate was to provide additional income for retirement; have a couple paid off houses and help supplement retirement income from my 401k, social security (if it still exists), etc.

BTW, the BOCA codes (Nothing to do with the city in FL) will require electric outlets with special breakers on the new bedroom wall--both sides-- so to be compliant, you need to know what is required.Perhaps you can do an interior division yourself, however adding electrical outlets in a bedroom (or anywhere) in a rental, IMHO, should be done by licensed electrician (or at least inspected by one with a sign-off on the work).

They invest in real estate themselves so they understand where you are coming from, and their services are specialized specifically for real estate investors.

Pick an operator that specializes in the type of properties you are looking for.
