I'm not sure exactly what that proves.I don't know if you really don't comprehend the math and analysis to things, or are just pressing on distorting things to keep to the narrative of Detroit as a "great" market because it's your paycheck and need to hold that narrative for income sake.

They will rise eventually.After 5 years, even with 20 year amortization, you  may hard pressed to have enough equity to refinance when the balloon comes due.
