It’s really just creative problem solving on an intense level.

Examples: properties in areas zoned exclusively for STRs, purpose-built STRs, prime location relative to attractions, views, unique architecture, and other amenities that are time and capital intensive to replicate like indoor pools, etc… That average looking house in an average location you’re looking at on Zillow might cashflow today at an affordable price, but it is wildly vulnerable tomorrow.

@Eddie Starr Multi-family is very capital intensive and requires more time to acquire, finance and liquidate.

For a concealed carry, I'd rather see people go through the same intensive training as the police accomplish than a three evening course and two trips to the range!

While people like Bill will always drop some intense knowledge and make you feel like the hours/days/weeks you put in mean nothing. 

But in the case that any investor does, then I would agree with you as it is more intensive and Realtors should be compensated.
