I also keep a few properties free and clear that dont have Lines against them, this is added insulation from market swings.

Once you have the ceiling/wall opened up and leak stopped, you toss out any insulation and wet drywall.

The LLC can only "insulate" what is under its name.I hope this helps.

Insulation had mildew and was wet behind the Sheetrock  6.

Gutted much of the owner occupied unit, new insulation, sheetrock, flooring, and fixtures.

We usually need two weeks for demo and installation of electrical and plumbing, then a week for inspection, a couple days for insulation, then inspection again and then about a week and a half for rocking, tape, 3 coats of mud, sanding and texture. 

New framed walls, drywall & finishing, maybe insulation, trim.

You don't get either w/duplexes but if the market slows down and does sideways for awhile big apartments are more insulated and value add players have a way to continue to create value on early in projects.  

Consider the answers to the questions above before you proceed, you can put the property under contract for 30/45 days but make sure you have an attorney review your contract, we live in a litigious society, try to insulate yourself as best as you can.

Essentially the architect didn't properly detail the separations and this was compounded by a poorly located return vent and shoddy insulation in the wall to wall area.
