What is a signed contract worth if you are not willing to exercise your legal rights?

Check with FREC (Florida Real Estate Commission) on this since I'm not a Realtor or attorney.4th: The option contract has requirements to be exercised for the tenant to have ownership rights.

For many investors, it's going to be a math exercise where they compare projected returns of the option(s) above with an alternative investment.

Hi LeeThe previous rentals were all lease with option to buy and over last 4 1/2 years all exercised their option leaving me with the last three which are straight rentals.

With regards to rent, an investor who wants to vet each tenant should probably be looking for an investment where they can exercise that control.

A genuine learning environment won't push you to call your credit card companies and ask for an increase in your limit, and pass this off as an "exercise" to teach you how to "negotiate".THAT is the type of education that is unsupported on BiggerPockets. 

But most of time in Philly owners rarely exercise the ROR option  ....
