@Nathan McDonald honestly if it were my rental I would charge $150 for cleaning and disposal of furniture.

Also stay away from providing amenities, fridge, stoves, dish washers, washer/ dryer units and even garbage disposals.

In general, our local economy is struggling with pot legalization, the black market has historically pumped lots of disposable cash into local businesses.

(Also put a garbage disposal in, as it helps prevent clogged pipes, is seen as a convenience and is cheap.) 

@Mike Hurney Well she always had something to complain and I’m pretty sure she broke the dryer and garbage disposal due to misuse, but there’s no way to prove that so I fixed it while she’s still renting.

This doesn't include the disposal/trash fees of all of their left behind stuff either.What do I do here?

I'm willing to bet it's a bunch of old used furniture and nothing of real value. my process is to document what was left behind and then dispose of it, clean up the unit, change the locks, and rent it again.

I'm guessing you're leaving it because you're either too lazy or too cheap to cut it up and dispose of it properly?
