Pre-screen with lots of questions about how much they smoke, how many animals, etc.   

Not sure how you feel about animals, but you may want to look into getting a dog.

Well, evictions of animals aren't on hold :-)  I'd tell them you just found out from your insurance agent that you're not covered for pit bulls, so they have to get rid of it.
