In that case, economics would suggest a moderate loan of perhaps tens of thousands of dollars in a field in which a college graduate can expect to earn a median income following graduation, and maybe a small six-figure balance in a highly lucrative field. 

When a major downturn hits hard, Vegas gets hit harder... but minor and even moderate downturns have minimal affect on Vegas.

I know growth isn't great but there are some signs pointing to moderate growth.

All of my rentals are STRs so I have no reason to dump on them, but I don't really understand why you touched on and seemed to understand many of the issues people have with them, and then just shrugged them off.I am active in my local community which is a moderate but growing STR market and in the communities of one of my STR locations which is a ruralish area where STRs have become popular (near National Parks). 

So steady job growth, diversified industries, moderate price points, and growing markets-- South east does have plenty of competitors, but there is still not enough people to help curb the supply problem we have and could use more people flipping and building properties in the south east.

Appreciation however should continue at a moderate pace for years to come in most areas since the employment situation is very strong.
