Considering I have had negative cash flow for years holding on to this thing looks to have been a terrible financial decision.  

Then the buyer did some small things that didn’t give me much comfort...like holding the contract and changing terms.

In the case of ACH, the refund automatically goes to the tenant's bank account and landlords are unable to submit evidence to fight these disputes.In the case of a card payment, the funds can sometimes get refunded to the tenant directly or may sit in a holding pattern at the bank until the dispute review is over.

That leaves doing another flip or two to get your capital up to qualify you for better ROI holds.

I would change my tone with the old contractor and notice him in writing he's not welcome back to the property and you are looking into option to hold him accountable.

Typically they are not really online teaching, but might hold a class or two here or there throughout the year.I would also attend some of your local REIA meetings.

I admit it's not sexy and it's slow, but it works.If I had to do it all over again, I'd buy a personal home with 3-5% down then repeat every 12-18 months.

And plan to hold it forever, even if they outlaw STR.
