You need to get a big enough rent premium to make it worthwhile, so if you are analyzing a neighborhood on the internet from hundreds of miles away you are bound to miss the intricacies in getting an appropriate neighborhood and property for this.In general you need a gentrifying neighborhood (or just a nice neighborhood where you were able to score a property at a decent price) and you need an area where people just can't go get a nice new apartment for the same price you need to charge. 

I've run lots of numbers, and yes I'm pretty conservative and risk averse, (I lived through the "crash" in Alaska in the 80's and lost everything) however, it's difficult to get enough cash flow now to make the risk worthwhile in my opinion.

It can be worthwhile to talk to another lender (maybe not one recommended by your Realtor) or even a mortgage broker to shop the options.
