Grandma didn't have a problem plugging in her old-timey radio, so your buyer totally won't have any issues plugging in their TV, computer, stereo system, vacuum cleaner, flat screen monitor, cell phone, refrigerator, dishwasher, modern HVAC, washer and dryer, upgraded lighting package, and stove... and then running them all at the same time over undersized, out of code wiring with no grounding.Totally okay.

So that means the tenant has to side with person stealing their washer and dryer.

So we just placed an offer on a triplex with all separate utilities, currently, there is only one washer dryer hookup in the basement.

So factor in a replacement/repair fridge, washer, dryer, HDTV, hot water tank, etc. every 5 years.  

Real quick, duplex type properties can quickly become utility liabilities if not handled the correct way (ex:  2 meters but only 1 washer and dryer). 

I politely sent previous owner asking her who was her lawn person and he supposed to come and cut it today, I’m sure she’s thinking at my expense but honestly it’s ok.Oh, looks like they skipped more than the final week lmao

The washer and dryer on my tenant's side is located on the back porch (was like that when I bought the place).

One word of advice that I was given, was to find newly weds to rent to, and second, put a washer and dryer on the property.

In my building we charge $929 for 2 bedrooms and they don't get a yard, washer & drier in the unit or a parking spot.

You should know how to change a fill valve in a toilet, replace a ceiling light fixture, replace a ballast, balance a ceiling fan, replace a hot water tank, change the agitator dogs in a clothes washer, replace a heating element or thermostat in a dryer, etc.
