See if you can get it under contract and lease the business out with 10-20 or even 30 years leases. the tenant operator will pay all outgoings (Triple Net Lease) and take care of the building for you.

If you use the rent from the other units to pay the mortgage (unlikely in this market, unless you can find a triple-decker and rent out two units), you won't have anything left to pay the investors.

My understanding is that if it's proven that you either sold unregistered securities or had an unregistered offering (when such a registration was required), you can be held liable not only for the full amount of the investment, but triple damages, too.It's VERY important to be on the right side of the law here.

To add, when looking at public records, there are properties selling for double (sometimes even triple) the purchase price of that 3 years ago in some cases.

I was hesitant to pull out cash through a refi since my rate is at 4% now, and I have some savings and investment accounts for those reserves.My thinking was the interest paid over 1 year of gradually using the line of credit would be far less than loan costs and potentially tripling my current mortgage payment at closing.
