In that spirit, here are my cheap *** landlord hacks that I’ve learned over the years:- window and door screens: if they’re broken or torn up, I remove completely on tenant turnover (note, I’m in SF and we don’t have nasty flying insects, etc.

I will not be trapped into a high risk loan with large payments because you get squeezed if tenants go out.Even though you are hardly cash flowing you might be able to sell at a premium and 1031 exchange into another market or asset class type.

If they are power hogs or water wasters let them deal with the bills themselves.Trash should be the only thing covered by rent to insure service every week and doesn't get stopped by non payment.Don't give them an excuse to let garbage pile up and attract insects and government fines.

The effect is that it seems to be raining money.After Leroy finished trapping for the night, he went to the strip club, got 10 stacks, and made it rain inside the club the whole night.
