I do agree with your take on the dishwasher, place to grow plants, and fire pit.

Just recently self-installed a 30k mini-split system in another property, but that was a STR with a former pellet stove that might as well have been a nuclear plant power plant based on how guests responded to it when they walked in. 

You have to learn how to think like a Farmer...you have to plant and raise or "invest" in things that produce Daily Cash Flow in order to pay the bills every 30 Days.

There were a lot of bushes, trees, poison Ivy plants etc. growing making that area like a forest inaccessible.

The front steps have no grip/texture and the gutters drip onto them and it becomes a sheet of ice.

Forget the stock market, I'd buy investment properties near a Toilet Paper/Paper Towel manufacturing plant, watch it spike in value for the short term & then sell before it dies down :)
