I have survived my first year as a STR host.  

I don't remember his name, but if I remember right, he had 8 paid off units that were cash flowing about $10k per month which was enough to support his lifestyle (not in HI)   He only has 8 tenants and if the market sags 50%, his cashflow will probably remain the same but he can survive while the guys who have a leveraged portfolio will lose a lot more. 

I am just not well funded enough to survive his struggles with him ignoring me and my financial challenges.

You make a valid point.Most PMs in the SFR space won't survive because they aren't able to get enough clients to obtain economies of scale and build a viable business.  

To me that seems a lot less risky than buying a place for cash and then trying to survive through a remodel while paying the mortgage.

In order to survive as a landlord, you can't pay retail prices for your repairs.  

When someone doesn't understand the financial hardship they are creating by taking out excessive student loans, and they still want to live in the overpriced Rhode Island and have a problem with me trying to generate an income so we can survive, there is a huge problem.

I could not survive another 08 meltdown that one about killed me..  

Also there is a difference between surviving month to month off of an active business and having more than enough passive income to cover it all without too much work.
