I don't remember his name, but if I remember right, he had 8 paid off units that were cash flowing about $10k per month which was enough to support his lifestyle (not in HI)   He only has 8 tenants and if the market sags 50%, his cashflow will probably remain the same but he can survive while the guys who have a leveraged portfolio will lose a lot more.
