IMO, Even though the coaching costs money, I feel that if I'm going to do it, this seems like a way "to do it right" instead of stumbling around by myself and making mistakes, not saying I still won't make them but just trying to alleviate as many as possible.

Yes, especially in smaller areas or if you randomly get really luck to stumble into the perfect deal, you absolutely CAN get Great Deals with no money down, or at least no money of your own down, but there is a lot more to it than that.....So if you truly want a no money down strategy you should look into wholesaling or seller carry/seller financed options until you gain some funds for yourself, but even these strategies will still cost you time and money to do it right.
