I have some rentals in an area with no vacancies and you get all sorts of sad stories some real and some trying to pull a fast one on you. 

Sad that Seattle doesn't allow for STRs on them anymore :( 

Sadly not all of them survive either.

I believe that something like an FHA loan would be a great option for someone in my situation, however, sadly, in Canada FHA loans are not offered which brings me to my question.

If not consider selling and 1031 exchanging it into a 2-4 unit where you can house hack (giving you a low Down payment and cash flow).I recommend you come to Columbus Oh, not only do we have some excellent hospitals, but we also having a booming economy, appreciating real estate, and excellent rental deals.I have had friends who wait to buy until the have enough cash saved up, sadly they never end up investing.

Sad I need the money it was a $160k Reno.
