If so, I'm sorry to say, you had an idiot as a real estate agent on both sides of the transaction as a half stupid agent would make that one of the first questions they would ask of a seller, and even if they were too stupid to ask, a prelim would have shown both lienholders.Sounds like you are halfway done with a short sale, the only part left is to get the short sale package to the junior lien holder for review and approval/rejection.

I thought for sure I had replied to this area, but since I didn't I will no.I initially started out on the residential side and got rejected big time by almost everyone I talked to.I then decided to switch to the commercial side because I was told that the deals come easier (which they do) and the people are easier to deal with.My first deal which should be closing either today or tomorrow involves sme office space one of my contacts needs badly.

To me, the "and/or assigns" and "vesting of title to be determined...." both scream out wholesaler/flipper, which gets you rejected on most properties listed by informed agents.
