Making tenants 100% responsible as @Nathan Gesner posts is spot on.  

I'm pretty sure transferring title into an LLC post-closing will be a violation of the loan documents, which means the lender can call the loan due if they find out.

I do know that HUD posts rates and the local housing authority can pay between 90-110% of that payment standard for the particular zip code the property is in.

There are a million posts on BP about if you should have an LLC or not when you get started.

Hopefully there is some sense in this post!

What sites will they post it to?
