hey Elisha, I live in San Francisco and just bought a triplex and Cleveland for 140k that's cash flowing well.

While I agree the rent by the room strategy can be great if you know how to manage it well, from a lending perspective, a lot of 30 year DSCR note buyers won't allow properties with individual room leases, so it could make refinancing more challenging. 

@Jay HinrichsPre-reo was owned by AHP servicing (plenty about them on here), this platform was homes that had yet to be foreclosed on (I think they were reverse mortgages) that they would sell and manage for investors.they would also finance it at 12%+ rates.

You still may be vastly overpaying. 

There is a lot of information on BP regarding being a private lender and outside groups taht have a lot of support in this space.

That should be your focus, not how to purchase the land.  

if you're relying on the rent to cover everything all the time 100% then you're not well capitalized enough and you shouldn't start investing yet.

This can certainly be done but some of the assumptions here need to be tweaked.
